Job Description

SUPERINTENDENT

Reports to: This position will report to the General Superintendent and will work together with the Project Manager and the entire project team.

Objective: Responsible for the daily coordination and direction of the

project and staff. Supervise construction effort to ensure project

is constructed in accordance with proposed design.

Supervisory Responsibility:

· Prepare work schedules and assignments

· Communicate and enforces safety procedures and site rules

· Manage overall site and site staff including subcontractors

Duties/Responsibilities:

· Develop a schedule and cost-effective plan for completion of project.

· Complete daily reports and maintains logs, files, and shop drawings.

· Communicate performance and schedule issues as well as project progress daily to the Project Manager to brainstorm the most cost-effective remedies.

· Manage subcontractor performance to firms quality and ethical standards.

· Collaborate with other staff to create preconstruction estimates and budgets for materials and labor.

· Coordinates and schedules the work activities of tradespeople, professionals, and laborers, communicating to and via project foreperson to deliver instructions and project assignments as appropriate.

· Regularly inspects work for quality and timeliness; prepares and provides progress reports to owners and architects; makes recommendations for necessary modifications.

· Collaborates with architect, engineer, attorney, and other pertinent stakeholders to ensure specifications, zoning requirements, and other regulations are met.

· Ensures specifications and regulations outlined in architectural and engineering plans are followed.

· Obtains required permits and licenses; executes construction contracts according to terms of agreement.

· Monitors budget throughout the project and communicates variances as they occur.

· Assist in formulating and implementing construction schedules in the field, including 5-week look ahead.

· Follow OSHA safety protocol and monitor same of all subcontractors.

· Manage subcontractor meetings to communicate early and often the progress and issues on the site.

· Assist in the development, implementation, and management of a site-specific safety plan for each project assigned.

· Thoroughly understand owner requirements, project plans, specifications, and submittals.

· Identify changes in the field, authorize field change requests, provide all documentation required to ensure compensation for all work performed.

· Manage the project to meet schedule requirements including tracking progress against important dates, periodic communication of schedule requirements, and weekly subcontractor meetings.

· Attend client presentations as needed and required.

· Performs other related duties as assigned.

Required Skills and Abilities:

· 7-10 years of experience as a commercial superintendent.

· Excellent verbal and written communication skills.

· Ability to work under pressure.

· Ability to oversee and coordinate a variety of people in different roles.

· Extremely detail oriented.

· Ability to read, understand, and execute blueprints, drawings, and plans.

· Thorough understanding of legal requirements relating to construction and building sites.

· Thorough understanding of quality building practices.

· Ability to quickly identify problems and efficiently solve them.

· Actively support; enforce GLC Safety Policies.

· ComputerEase, Procore, Excel and Word experience preferred.

Physical Requirements: Workers must be able to: see well (either naturally or with correction); coordinate the movements of eyes, hands and fingers; use hands, arms and fingers fully; climb and maintain balance on ladders and scaffolding; stoop, kneel, crouch, crawl, or work at heights as required; and list and carry objects weighing up to 50 pounds and occasionally more.

Must be able to access and navigate all areas of the construction site in all types of weather.

Education and experience: Bachelors degree in construction management, Construction Science, Business Administration, Accounting, or related field required. At least four years of experience in building trade required.
